The 7 questions to ask every architect

1. Are you registered with the Council of Architecture (CoA)?

This is non-negotiable. Any practicing architect in India must be registered. Ask for their CoA registration number.

2. Can I see built projects similar to mine?

Portfolios can be misleading. Ask to visit a recently completed project and speak with the homeowner.

3. Who will actually be working on my project?

Many firms win projects with senior architects but hand execution to junior staff. Clarify the team composition upfront.

4. What does your fee include?

Architectural fees in Bengaluru typically range from 3โ€“8% of construction cost. Clarify what's included: drawings, structural design, MEP coordination, site visits.

5. How do you handle scope changes?

Changes are inevitable. Ask for a clear change order process and pricing.

6. Will you coordinate with the contractor?

Architecture and construction must work in sync. An architect who disappears after design submission causes expensive problems.

7. What BIM or design software do you use?
